No need to take a day off work to visit multiple properties in person without knowing if they are suitable. Each room has been captured in 360° high definition, so you can see all aspects of the property in superb detail. IN-PERSON VIEWING
Once you have decided on the property or properties you are interested in, we can then book an in-person viewing. The in-person viewing will allow you to cofirm the property is as you saw it in the virtual tour and whether you wish to make a firm decision about making an offer.
Slide Following the in-person viewing(s) it’s time to decide if you want to go ahead and make an offer. If you wish to offer - that’s great news! Simply call or email the member of the Excel Team you’ve been dealing with to let them know you’re ready to proceed. DECISION TIME - MAKING AN OFFER APPLICATION FORM We’ll email you our Application Form, which allows you to provide all the required information to make an offer in one easy process. Once we’ve got your completed Application Form, we’ll send this straight onto the Landlord for them to consider the terms. NEGOTIATE & CONFIRM OFFER TERMS It may be that the initial offer isn’t accepted, so we may need to negotiate between both parties to tried and find terms that suit everyone. After negotiation if your offer is accepted we request confirmation from the Landlord. We’ll put all the agreed terms in writing by email to you to clarify what’s been agreed. Slide We’ll then send you the Holding Deposit Agreement to electronically sign along with a copy of the draft Tenancy Agreement, so you can read through it before making a financial commitment. The next step is to pay the Holding Deposit (usually the equivalent of 1 week’s rent) as a commitment to take the property. HOLDING DEPOSIT REFERENCING PROCESS This usually involves you providing proof of your affordability, previous Landlord reference and supplying us with proof of your right to rent in the UK. Once received, the references will be sent to the Landlord for approval. If everything checks out, the Landlord will inform us they are happy to proceed! DRAFT TENANCY AGREEMENT You will have already seen our basic draft Tenancy Agreement earlier in the process but we will now prepare a tailored document including all the agreed terms of the offer for your approval. Slide We will send you all the Tenancy Documents relating to the property that are required by law, including the Gas Safety Certificate, Energy Performance Certificate, Electrical Installation Condition Report and other important documents. TENANCY DOCUMENTS SIGN TENANCY AGREEMENT & PAY BALANCE After acknowledging receipt of the Tenancy Documents, we will send you the final version of the Tenancy Agreement to electronically sign. Once received, we’ll exchange the contracts, so you will have the Landlord’s signed copy for your records Prior to moving in, you will be invoiced to pay the balance of rent and security deposit. We require cleared funds before releasing keys. RIGHT TO RENT & CHECK IN To complete the Right to Rent Checks, we must check the copies of your documents supplied during the referencing process with the originals, either in person or via video call. Congratulations, it’s time to move into your new property! We’ll meet you to handover keys, usually along with the Inventory Clerk who will compile the check-in report
